We manage approximately 100 rental properties in the
Sarasota area. Rental properties fall into two categories:
Annual Rentals, and
Vacation Rentals. |

Annual Rentals
|
|
An Annual rental is normally for a unit
that is rented unfurnished for a period of one year or more. This is
the most common type of rental for a person looking for long-term accommodations.
Typically, the guest will provide his own furnishings, and all utilities will be
placed in the guest's name. |

Vacation Rentals |
|

A Vacation rental is normally rented for
a month to four months. As Sarasota is a resort community, the vacation rental
is very popular alternative for a vacation in Sarasota. A typical rental might
be a two bedroom, two bath, living room, dining area, laundry, kitchen, and a screened
patio/lanai. Our properties are tastefully furnished by the property owner,
and include all linens, and kitchen items. The owners of some of our
properties have Country Club memberships, and these properties can be leased with
the guest becoming a "beneficial user" of the owner's membership. All utilities
(except long-distance phone calls) are included in the rental fee. When you
click on the rate schedule below, please note there are 3 separate schedule categories
and rates for renting a property with "Full Club Membership," "Tennis or Social
Club Membership," or "No Club Membership." |

On-line Pictures and Inventories for all Rentals |
Our goal is to have every rental property
we manage immediately available on our web site for viewing by our visitors, guests
(tenants), and Owners (Landlords). With the click of a :Hyperlink Button you
will be able to view pictures, general statistics, and inventories of any property
in our rental program. For example: Click this hyperlink to
View a Sample Rental.
When viewing the property notice that with the click of a button you
will be able to retrieve a "Pictures Report," or an "Inventory Report" in
"PDF"
format. To our knowledge there is no other property management web site in
the world that offers all these features. As you can imagine, this greatly
enhances our ability to market our properties anywhere in the world. By Email
we can send a Hyperlink to any potential guest to show him/her a suggested rental
that meets their criteria. The guest can Email us advising they would like
to rent the property, and we can send them an ENTIRE LEASE PACKAGE via Email.
In less than an hour we have had a guest inquiry, sent a couple of Emails, and booked
a prospect who may be located thousands of miles away. In the past, this was all done
via regular mail and may have taken weeks to accomplish. Also, notice that
a prospective guest can themselves use our web site to browse our inventory of vacation
rentals using their own criteria on our web page:

Edit and Update your Pictures and Inventories from home |
We now provide our rental property owners with on-line tools (web pages) for keeping
their pictures and inventories up-to-date from their own home personal computer
anywhere in the world. Once changes are made, these changes are instantly
available to any potential guest or anyone else using our web site. To use the Edit/Update
tools, the owner must be authenticated in the Role of "Landlord-Owner." Having
done so, there will be a menu visible in the sidebar titled "Landlord:” Therein;
a submenu titled "Property" provides selections for Editing/Updating Pictures or
Inventories. With the use of authentication and Roles, we only provide an owner
with access to their own property Pictures and Inventory. Only authenticated owners
will be able to see and use the sidebar menu titled "Landlord."
At any time an owner (or anyone) can use our web site to produce and
retrieve an Inventory Report and/or a Picture Report. These reports are generated
in color, and are returned immediately in PDF format. With PDF generated reports,
these reports can be beautifully printed on a home computer printer regardless of
the printer's make or model. Having a PDF file makes it very easy to save
these reports on the home computer for future reference, or to attach to an Email
and send to their friends, or accountant, insurance agent, or whomever they like.
We encode the identity of a property by using a brief name of 6 to 10 characters
and a mix of numbers and letters. We make a concerted effort to keep the actual
property address coded until there is a client relationship established.
Our vacation guests have repeatedly praised the ability to obtain
instant Inventories and Pictures of a rental we are marketing to them. In addition
to marketing, our owners are finding these two reports very helpful as they work
with their tax accountants and insurance agents. Only a short time ago, the
continental exchange of property information took weeks to accomplish. Whereas today
even intercontinental information delivery and exchange of these reports is almost
instantaneous and very accurate. The time lag from marketing to leasing has been
reduced from about a month to as fast as a couple of hours regardless of where the
prospect lives. We do not know of one other property manager that offers such
a complete and timely service. We are very proud to be (perhaps the first?) to offer
this complete and timely service to our owners and our guests. |

Letters to Landlords (Owners) |
Prior to 2007 we mailed one letter a year to our Landlords
(aka "Owners"). The letter was generically addressed "Dear Owner." Today,
our letters are sent by Email as HTML files, and they are customized to address the Landlord by the name we have in our office computer file. In doing so, not only
is the letter personalized, but it also serves as a security measure should you
receive an Email from us. Our letters will address you personally, and that is a
tough chore for a spammer to replicate.
Now letters can includes hyperlinks to such data as the owner's property, current news stories,
and other items of interest. As the original Email
letter is customized, all samples of the original letter will use a sample Landlord
name. Each letter contains a wealth of
information and serves to demonstrate the value of Email in it's power and
timeliness.
Below you will see a "Listbox" that contains the file name of all our
Landlord letters since 2001. This archive of letters is organized such that the most
current letter is at the top of the list, and the oldest 2001 letter is at the bottom of
the list. Every file in the list is a
"PDF File." You can scroll the contents
of the listbox to select any letter in this file. The file name contains
a date such as "2007-01-01." The format of this date is Year-Month-Day.
If you want to retrieve a PDF file all you have to do is place the cursor over the
entry and click your left mouse button. As soon as you click your mouse, the
PDF file will be sent to you to review and/or save. Your Browser may ask you if
it is OK to download. Iin order to retrieve the file. If so, you will need to tell your
Browser it is OK to download. After you have done that, you may need to click again on the
file you want to download. |
